EMI formula and assumptions
EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments.
This assumes a fixed interest rate, monthly reducing balance and no prepayments, processing fees, insurance or GST on charges. Banks may round the EMI and calculate interest on exact days, so their figure can differ slightly.
Results are estimates for planning and learning. They are not financial, tax or legal advice — confirm important figures with your bank, a chartered accountant or the official source.
Frequently asked questions
Why is most of my early EMI going to interest?
Interest is charged on the outstanding balance, which is highest at the start. As the balance falls, more of each EMI goes towards the principal.
Does a longer tenure save money?
A longer tenure lowers the EMI but increases the total interest you pay. Compare the "Total interest" figure for different tenures.
What about floating-rate loans?
Floating rates change over time, so treat the result as an estimate at today's rate.
